Bigger backyards + more along Sportivo Drive

When construction first started along Sportivo Drive, we knew this was going to shape up to be something special. Sportivo Drive follows the meandering bend of Five Mile Creek. This natural irrigation canal serves as the curvy southern border of phase 7, and intersects Movado from east to west. Along Sportivo Drive, this creates a rolling streetscape that is especially appealing with several pie-shaped homesites.

Five Mile Creek offers a partially paved pathway through Movado that is perfect for morning walks or evening strolls (see Movado pathways post). Currently, indigenous yellow irises dot the slopes of the canal and help create a more natural environment and who doesn’t love communing with nature!

Homesites: All these homesites still fit in the “small” category (under 5,999 s.f.), yet these homesites look and feel roomier than some of those along Defio Way (see Plat).

Backyards: As a whole, these backyards are bigger than those we’ve released previously for two story homes. From the south edge of the patio to the wrought iron fencing along the back property line, the distance is approximately 50 ft. (each homesite varies slightly). Because each of these homesites are on a slight curve, the overall lot sizes vary but you could plan on an approximate backyard size of 30 ft. x 50 ft. (By comparison, many of the two-story homes along Defio Street had backyards that were approximately 30 ft. x 30 ft.)

Fencing: As with all our homes, fencing and landscaping is included in the home price. Along Sportivo Drive, all the backyards have wrought iron fencing along the canal, with 6 ft. vinyl fencing for the sides.

Landscaping: All backyards have grass with a minimum of one tree and four shrubs. Often, there are more plant specimens than the minimum neighborhood requirements. It is the landscaper’s discretion to add more shrubs for the overall landscape design – and many times they do! The front yards of two-story homes always highlight a xeriscape theme. All plants are selected for their hardiness, disease resistant and drought tolerant qualities. You may have heard the phrase, “first year sleep, second year creep, and third year leap.” That is certainly true for these trees and shrubs, they mature quickly and beautifully.

Home designs: There are nine two-story homes and one single level home along the Sportivo Drive phase 7, being released from east to west, starting with the Biltmore model on lot 11, block 14. The two-story homes range from 1,780 s.f. to 1,925 s.f. and our Kierland single level home is 1,386 s.f.

Pricing: The currently price range is $529,900 – $534,900 for our two-story homes, and we are estimating $459,900 for the Kierland single level home. Blackrock Homes is offering a $5,000 closing cost assistance on all homes at or near completion for a limited time.
